Landowner Seeks Major Resort and Residential Project Near SunWest Park

HUDSON FL - Pasco County could see a major transformation near one of its most popular recreation spots. A rezoning request has been filed by the landowner of property just north of SunWest Park in Hudson, opening the door for a large resort-style community and commercial development.

 

SunWest Park, built around the former SunWest Mines, already draws families with its 70-acre spring-fed lake, white sandy beaches, and activities such as wakeboarding, paddle boarding, and the Aqua Park. The proposed changes would expand the area into a destination that blends housing, hospitality, retail, and recreation.

According to county filings, the landowner is asking for approval of a plan that would include:

 

  • 33 single-family homes

  • 531 townhomes

  • 1,742 condominiums

  • 300,000 square feet of commercial and retail space

  • A 750-room resort hotel

  • A marina with 350 dry slips and 150 wet slips

  • A 1,000-space RV resort plus 250 RV/boat storage spaces

  • A water park with 600 parking spaces

  • A surf park with 400 parking spaces

 

Currently, the property is zoned for fewer and different uses, including 350 single-family homes, 2,150 attached units, 250,000 square feet of retail, 50,000 square feet of office space, an 18-hole golf course, and a 250-room resort hotel.

 

If approved, the rezoning would significantly increase density and shift the vision for the site from a traditional residential and golf community toward a tourism-driven resort and entertainment complex.

 

The proposal remains conceptual, and county officials have not yet acted on it. The review process is expected to include consideration of traffic impacts, infrastructure demands, and environmental factors.

 

For now, the idea represents one of the most ambitious projects on the table in northwest Pasco and could shape the future of the Hudson waterfront.
