The proposed Vela at Cotee River Landing development would add 240 residences in 16 apartment buildings at 7944 Bayview Street in Port Richey, according to Florida YIMBY’s September 17 report. The site spans four parcels totaling 8.5 acres.

The report describes two phases: 100 residences in the first, followed by 140 residences and 24,000 square feet of commercial space. Plans also call for a 33,000-square-foot boardwalk, event space and 1.7 acres of open space.

The Kruger Group bought the mostly vacant property for $15.7 million in early 2025, Florida YIMBY reported. In that September report, the developer still needed rezoning approvals before construction could begin, and completion of the homes was projected for summer 2027.
