Lowe's Confirmed for SR 52 Site Next to Planned Walmart in San Antonio

A Lowe's Home Improvement is confirmed for the south side of State Road 52 just east of Interstate 75, on the same commercial ground where a new Walmart is planned. We have independently confirmed both stores. For San Antonio, that means two big-box anchors going in at the interchange most residents already use every day, roughly two miles from the city's older streets.

The stores will sit side by side. Neither company has put out an opening date.

Where exactly this is

The land is part of Abbey Crossings, the master-planned project at the southeast corner of McKendree Road and State Road 52 with a San Antonio 33576 address. The developer, a Tampa-based partnership working with Bones Investment Group, assembled roughly 330 acres there in November 2023 and rezoned about 245 acres of it, according to development records and local reports. A portion was sold off for industrial use.

Retail is only one slice of what the site is approved for.

A Lowe's and a Walmart together would eat a large share of that retail allotment. Developer materials have also listed letters of intent or leases signed with a string of national chains for the outparcels, including Chase Bank, Panera, Chipotle, Panda Express, Dunkin', McDonald's, Del Taco and Wawa, with retail deliveries anticipated across 2026.

What it changes for people who live here

Right now a home improvement run from San Antonio means getting on the highway or driving east. A Lowe's at the 52 interchange puts lumber, appliances and a garden center inside a five-minute drive for most of the city, and inside walking distance of nothing, which is worth saying plainly: this is car-oriented development on what is currently open land.

The other change is traffic. State Road 52 through this stretch already carries commuter volume to and from the I-75 ramps, plus construction traffic from the industrial and residential projects going up along the corridor. Site plans for the development call for a new signalized intersection at McKendree Road, which is the mechanism for getting shoppers in and out without stacking cars on 52 itself. How well that works is something residents will judge on the first Saturday both stores are open.

Jobs are the other side of it. A full-size Lowe's and a Walmart supercenter each typically staff well into the low hundreds, and hiring for stores like these normally opens a few months before the doors do. Neither company has posted San Antonio openings yet.

The bigger corridor picture

This is not happening in isolation. The SR 52 corridor east of I-75 has become one of the busiest development fronts in Pasco County, with the Double Branch mixed-use project, warehouse and distribution space, new subdivisions and a separate Wawa site plan filed farther east on the same side of the road. The county secured infrastructure financing for the Abbey Crossings roadwork in 2025, which is the step that has to come before vertical construction on the pads.

Site plans do shift as projects move through permitting, and the exact footprint and layout of both buildings can still change. What is settled is the pair of tenants and the corner they are going on.

The next visible milestone will be building permits and pad work on the retail outparcels. Pasco County posts development review activity and permit records publicly, and construction plans for projects in this corridor go through the county's development services process before any slab is poured. Watch for the signal work at McKendree Road as the earliest sign the retail phase is genuinely underway.
