A 21-acre parcel at one of Pasco County’s busiest intersections is moving toward major commercial development, with newly filed plans calling for a full-size Walmart Supercenter, a fuel center, and a stand-alone liquor store.

According to a site plan filed with Pasco County, the project would rise on the northwest corner of State Road 54 and the Suncoast Parkway, an intersection that has steadily transformed in recent years as residential and retail growth continues to push west along the SR 54 corridor.

Plans show the centerpiece of the project will be a 178,000-square-foot Walmart Supercenter, supported by a 10-pump fuel station and a separate 5,000-square-foot liquor store. The full development would sit on roughly 21 acres of land that was zoned for commercial use back in 2018, setting the stage for what is now being formally proposed.

A Long-Anticipated Corner

The northwest corner of SR 54 and the Suncoast Parkway has been on local watchers’ radar for years. With residential rooftops continuing to expand across the Odessa, Land O’ Lakes, Lutz, and Starkey Ranch areas, the intersection sits in the middle of one of west-central Pasco’s busiest daily commuter zones.

The SR 54 and Suncoast Parkway interchange has become one of the defining growth points in west-central Pasco County, drawing rooftops, retail, and roadway investment in nearly equal measure.

The parcel’s 2018 commercial zoning approval was an early signal that significant retail activity was on the way. The newly filed site plan now puts a specific project on paper for county review.

Road Network Changes Tied to the Project

The plans also include a notable change to the surrounding road network. According to the filing, Crossings Boulevard would be extended north of SR 54 and connect to South Branch Boulevard, creating a new through-route in an area that has long relied heavily on SR 54 itself for east-west movement.

For residents in nearby subdivisions, that connection could ease some of the local traffic that currently filters onto the state road for short trips. It also gives the proposed Walmart site direct internal access from multiple directions rather than concentrating all traffic at a single SR 54 entry point.

The two projects are not connected, but they would each shape how people move through the intersection in the coming years.

The Orange Belt Trail is a planned multi-use path that follows portions of the historic Orange Belt Railway corridor across Pasco County. The SR 54 overpass is intended to give walkers and cyclists a safer way to cross one of the county’s widest and most heavily traveled state roads.

Why This Matters

A Supercenter of this size, combined with a fuel center, liquor store, and an extended road connection, would noticeably reshape the SR 54 and Suncoast Parkway intersection. For residents in west-central Pasco, the project could mean a closer everyday shopping option, but also added traffic in an area already absorbing rapid residential growth. The nearby pedestrian overpass adds another long-discussed piece of local infrastructure that has been years in planning.

What Happens Next

A filed site plan is a step in the development review process, not a guarantee that construction will begin on a particular timeline. The proposal will move through county review, and additional details on schedule, permitting, and final building plans typically follow that process. No opening date has been publicly attached to the project at this stage.

For now, the filing offers the clearest public look yet at how one of the most visible undeveloped corners along the SR 54 corridor is expected to be built out.
