Lightning Destroys Wesley Chapel Apartment Building; 200 Residents Displaced and a 25-Minute Delay Before 911

A lightning strike set off a three-alarm fire that destroyed an apartment building at the Cobalt Apartments off Wesley Chapel Boulevard on Thursday, Aug. 20, condemning the structure and putting about 200 residents out of their homes with almost nothing but what they were wearing. Pasco County Fire Rescue says the fire started shortly after 3 p.m. in the 3900 block of Jermyn Loop, and more than 90 units were evacuated. No residents or firefighters were hurt.

The building is a total loss. Fire officials say the walls are bulging, floors have collapsed onto each other, and crews will not go back inside because they expect the structure to come down. A security fence now rings the perimeter. Officials say the surrounding buildings are not in danger.

A 25-minute head start

The detail that has stuck with investigators is the delay. Fire Rescue Chief Ryan Guynn said doorbell camera footage reviewed by investigators showed the fire burning for roughly 25 minutes before anyone dialed 911. Crews were on scene within seven minutes of that call. By then, he said, they were behind from the start.

The fire began in the attic space, above most of the building's detection systems. That is part of why it ran unchecked. Guynn said the investigation so far has focused on cause and origin, and that questions about whether alarms sounded late remain part of what investigators are looking at.

Pasco County Fire Rescue confirmed the lightning cause using weather data, doorbell camera video and the Florida State Fire Marshal's Office. Tampa Fire Rescue and Hillsborough County Fire Rescue sent crews to help. Firefighters kept the flames from jumping to adjacent buildings and stayed overnight chasing hot spots.

Pets, paperwork and what's left inside

Dozens of pets were carried out, some by residents and neighbors. Every animal on the first, second and third floors has been accounted for. Six animals on the top floor, a mix of cats, dogs and birds, have not.

Whether anyone gets their belongings back is still unresolved. Guynn said the property manager will work with residents on how, or if, anything can be recovered. Pasco County Fire Rescue is also helping people replace documents that burned, including driver's licenses.

The shelter in Hudson

The American Red Cross opened sheltering at the Mike Fasano Regional Hurricane Shelter in Hudson, a 40-minute drive from the complex. Five people and two dogs stayed the first night, with more expected the second. The Red Cross Tampa chapter said this was among the largest sheltering responses its volunteers have handled outside a hurricane, noting that its usual home-fire call involves a single family. For scale, the same building held about 150 people after Helene and Milton two years ago.

Pasco County Emergency Management has been working alongside the Red Cross to connect displaced residents with immediate help.

Wesley Chapel showed up fast

The complex put out a call for donations and the clubhouse filled within hours with clothing and basic supplies. Residents described walking out of the fire with their work clothes and their car keys and nothing else. One man who lived on the fourth floor said he had no shoes at all until he dug a couple of pairs out of the donation piles so he could get back to work.

Bearded Grounds Coffee handed out free drinks to first responders and to residents of the burned building, and owner Orlando Perez said profits from other sales would go to the Cobalt residents. He said it had been a remarkable thing to watch Wesley Chapel close ranks in a single day.

Early reports on the day of the fire put the number of displaced people as high as 400. Officials have since settled on roughly 200 across the 90-plus evacuated units. The cause has been determined, but the fire remains under investigation, and Guynn said he expects the condemned building to collapse in the near future. No timeline has been released for demolition or for what happens to the residents' leases.
