Plans were submitted this week for two new light industrial warehouses at 1785 Northpointe Parkway in Lutz, adding nearly 90,000 square feet of building space to the office and industrial park off State Road 54, just east of the Suncoast Parkway. The larger building is drawn at 55,707 square feet. A second, smaller facility is planned at 34,000 square feet.

The parcel has carried zoning for commercial and light industrial use since 2009, so the buildings fit what the land is already approved to hold.

Where this is

Northpointe Parkway runs north off SR 54 at the Suncoast Parkway interchange, in the 33558 ZIP code. Despite the Lutz mailing address, this is Pasco County, not Hillsborough. The immediate area is a mix of class A office space, hotels and industrial buildings, with existing tenants at the 1785 address including medical and transportation companies.

The surrounding Northpointe Village development at SR 54 and the Suncoast has been drawing employers for close to a decade. In 2016, Mettler-Toledo announced a 250,000-square-foot manufacturing plant there, a project county economic development officials said would involve more than $30 million in investment and support more than 500 employees once it opened. Nearby, the 54 Crossings office project east of the Suncoast Parkway was built as two 60,000-square-foot buildings, the first of which was finished in May 2023, at a total capital cost the county has put at $27.1 million.

Warehouse and flex space has been the busier category lately. Farther west along the same highway, near SR 54 and Starkey Boulevard, a roughly 515,000-square-foot business park broke ground after county planners signed off on a rezoning for the site.

What happens next

Site plans in Pasco go through a technical review by county staff rather than a vote in a packed hearing room. Under the county's development review manual, staff gets five days for an initial content check and 28 days for the first technical review, with a follow-up final review after the applicant responds to comments. For applications that do not require a public hearing, the county must take final action, approving, approving with conditions, or denying, within a 120-day review period.

That is the practical timeline here. Because the zoning already permits light industrial use, the plans are a staff-level review rather than a rezoning fight, which typically means no neighborhood hearing and a faster path to construction plans.

The submittal does not identify a tenant or say whether the two buildings would be built at the same time or in phases. No construction start date has been set, and county review comments on the filing have not been issued yet. Those comments, when they land, will show what staff wants changed on drainage, access to Northpointe Parkway and traffic onto SR 54.
